Morganville is home for us. It is an unincorporated section and census-designated place inside Marlboro Township, with its own ZIP code, 07751, and Route 79 meets Tennent Road here on its way north from Freehold. NJ Painting Co. is a family-owned company based here, so many of the rooms we paint are a short drive from our own front door.
Morganville's housing is among the newest in Monmouth County. The latest five-year Census figures, the 2020 to 2024 American Community Survey, count about 2,300 homes in the Morganville area and date 57 percent of them to the three decades from 1990 to 2019, with the 1990s the busiest at 23 percent and the 2000s close behind at 20 percent. About 32 percent were built before 1980. The figures come from a sample, so treat them as approximate; the margin on a place this size is several hundred homes either way.
That age profile sets the work. Most Morganville houses are family homes from the last thirty-five years, now on their first or second full repaint. Inside, that means two-story foyers and stairwell walls that need proper staging, builder flat paint that marks at the first touch, and nail pops and drywall seams that have opened as the framing settled. We fill and sand those first, then use scrubbable premium Benjamin Moore and Sherwin-Williams finishes in the rooms that take the most wear. Kitchens from the 1990s and 2000s usually have solid cabinet boxes and dated doors, so cabinet refinishing with a sprayed enamel is one of our most common local jobs. Garages get epoxy floors that handle parked cars, road salt and workshop use.
Many Morganville homes are in developments with homeowners' associations, and an association can set its own exterior color rules and expect a request before siding, trim or door colors change, so check yours before you choose. Marlboro Township's code also has a Historic Preservation Advisory Commission that reviews significant repainting of designated historic properties, which matters for the older farmhouses around the area. If yours is one of them, check with the township first.
For the roughly one house in three built before 1978, the federal lead rule applies. The EPA draws the line at six square feet of disturbed paint per room indoors and twenty square feet outdoors; above that, paid work on a pre-1978 home falls under its Renovation, Repair and Painting rule and must be done by a certified firm. NJ Painting Co. is not EPA Lead-Safe Certified, so where a job needs that, it needs a contractor who is, and we will tell you at the estimate. Every Morganville estimate is free, and every job ends with a walkthrough we would sign off on in our own house.
