Interior & Exterior Painting in South Amboy

South Amboy is a small Middlesex County city on Raritan Bay, with about a square mile and a half of land, all of it in ZIP code 08879. It became a city in 1908. Its history is tied to transport: the Camden and Amboy Railroad ran south from here, and in 1831 Robert L. Stevens brought the John Bull locomotive to that line. Ferry service to Manhattan returned to the waterfront with Seastreak in 2002 and NY Waterway in 2023.

South Amboy's housing comes from two eras. The Census Bureau's American Community Survey for 2020 to 2024 counts about 4,500 homes in the city and dates 38 percent of them to 1939 or earlier, with 62 percent built before 1980. Then there is a second wave: 20 percent date from the 2000s alone, and 30 percent have been built since 2000. A street can hold a century-old frame house next to a building put up in the last twenty years.

The city has a Historic Preservation Commission with an advisory role that also decides applications for local historic designation. Its landmark list includes the Independence Fire Company. At its February 2026 meeting the commission set goals to finish reviewing an application for the Protection Firehouse, identify more properties for designation and seek Certified Local Government status, which would open up preservation grants. We found no designated historic district, so on a house that is not a landmark, the exterior color is the owner's decision, or the association's in a condominium. If you think your building is designated, check with the city first.

The bay shapes the outside work. Sandy damaged the pedestrian bridge, walkway and lighting at Raritan Bay Waterfront Park, and in 2014 FEMA funded their repair, along with sheet piling and a concrete retaining wall against future storms. Houses near the water take more wind and damp air, so siding and trim on the exposed sides get washed, checked for mildew and soft wood, and spot-primed before premium Benjamin Moore or Sherwin-Williams exterior coatings. Inside the older houses, many layers of paint on trim and doors, and plaster that has cracked as the house settled, mean filling and sanding before any color goes on. Those many layers are also why lead matters here. With 38 percent of homes built before 1940, the EPA's Renovation, Repair and Painting rule often applies: paid work that disturbs more than six square feet of paint in a room, or more than twenty square feet outside, on a pre-1978 home must be done by a certified firm. NJ Painting Co. is not EPA Lead-Safe Certified. We flag that at the estimate, and the lead-disturbing part of the job goes to a certified contractor.

Newer South Amboy homes mostly need interiors, stairwells and kitchen cabinets refreshed. NJ Painting Co. is family-owned and based in Morganville, and every estimate is free.

Frequently Asked Questions

Everything you need to know about estimates, scheduling, and getting your home or business professionally painted.

Not for most houses. The commission is advisory and decides applications for local landmark designation; its list includes the Independence Fire Company, and in 2026 it was reviewing the Protection Firehouse. We found no designated historic district in the city, so on a house that is not a landmark, exterior color is the owner's choice, or the condominium association's where there is one.

Age and the bay. The 2020 to 2024 American Community Survey dates 38 percent of the city's roughly 4,500 homes to 1939 or earlier, so trim and doors often carry many layers of paint and pre-1978 lead rules can apply. Houses near Raritan Bay also take more wind and damp air, so exposed siding is washed and checked for mildew and soft wood before priming.
