Older homes in Newark, Montclair, Glen Ridge and Belleville

The eastern half of the county holds a great deal of housing from the late nineteenth and early twentieth centuries: brick and brownstone townhouses near downtown Newark, the large houses of Newark's Forest Hill, Queen Anne and Colonial Revival houses in Montclair and Glen Ridge, and two-family houses and older colonials in Belleville and the Ironbound. On houses of that age, preparation is most of the job. We contain the work area, scrape wet rather than dry-sanding, clean up with HEPA vacuums, replace rotted sills and trim rather than caulking over them, and use bonding primers over old oil paint so new waterborne finishes do not peel.

Masonry needs its own judgment. Sound, unpainted brick and stone is usually best left alone, while masonry that was painted long ago has to stay painted, with a breathable coating that lets moisture out of the wall. The Tudor Revival houses common in Montclair, Glen Ridge and Verona combine stucco, half-timbering and brick, and each part takes a different product. Inside, plaster walls need cracks secured and repairs spot-primed so the patches do not show through the finish coat.

The ridges and the western suburbs

West of the first ridge, the houses get newer and the ground gets steeper. West Orange and Verona sit on the slopes of the Watchung Mountains under mature trees, and shaded walls there stay damp and grow mildew, so we wash and treat it before priming and set up ladders and staging properly on sloped yards. Livingston, West Caldwell and Fairfield are mostly post-war capes, ranches, split-levels and colonials, increasingly mixed with large new homes. The common requests there are a vinyl-safe color on vinyl siding, washing and testing chalky aluminum siding, a proper repaint of wood trim, and refinishing solid oak or maple kitchen cabinets instead of replacing them.

Along the Passaic River in Fairfield and the neighboring towns, floodwater and damp basements are a real concern. Walls and slabs have to be dry and tested for moisture before we coat them, and garage and basement floors are often best finished with an epoxy system that seals the concrete and cleans up easily.
