Older houses in Ridgewood and northwest Bergen
A large share of Bergen County's single-family housing predates the 1978 lead-paint ban, and in the older villages much of it predates 1930. On those houses we follow lead-safe practices as standard: containment, wet scraping instead of dry sanding, HEPA cleanup and a site cleaned every day. The prep is most of the job. Tudors combine stucco, half-timbering, brick and stone, and each needs its own product and a clean line between them. Colonial Revivals carry clapboard, cornices, columns and multi-pane windows with many decades of paint on them, and soft sills and trim need to be replaced rather than caulked over.
Inside, plaster walls, original oak floors and old oil-based trim are common. Plaster cracks get repaired and the patches primed so they don't show, and old oil-based trim gets a bonding primer before any water-based finish. Some Bergen towns, Ridgewood among them, have historic districts where changes to a building's exterior appearance need approval, so if your house is in one and you are planning a new color scheme, check with the town before work starts.
The Palisades, the Meadowlands and two-family houses
In the southern part of the county the work is shaped by density. Two-family houses are common, so interior repaints often happen one unit at a time, around tenants or family upstairs, or as a quick turnover between tenants. In high-rise condos and co-ops along the Palisades the job is almost entirely interior, and building associations commonly ask for a certificate of insurance and set rules on elevator use and working hours. We plan around those, protect the unit, and use low-odor paints so it can be lived in during the work.
Exteriors at the top of the Palisades take wind and weather off the Hudson, and the exposed walls chalk and peel sooner than sheltered ones. Lower ground near Overpeck Creek, the Hackensack Meadowlands and the Passaic River sits in damper air, where shaded walls grow mildew that must be washed and treated before priming. Many houses in these towns have aluminum or vinyl siding over the original wood. Aluminum can be cleaned and repainted with the right primer, and vinyl can be painted in a color within the manufacturer's limits.
