House Painters in Monmouth Beach, NJ

Monmouth Beach is a borough of about one square mile in Monmouth County, incorporated on March 9, 1906, from part of Ocean Township, with one ZIP code, 07750. It sits between the Atlantic to the east and the Shrewsbury River to the northwest, so the weather reaches most houses from two directions: salt spray and onshore wind over the seawall along Ocean Avenue, and damp air off the river behind. At the 2020 census the borough had 2,006 housing units, and 27.6 percent were vacant at the time of the count, which in a shore town usually means seasonal homes.

The latest five-year Census figures, the 2020 to 2024 American Community Survey, count about 1,900 homes and make the 1970s the busiest decade by far, with 34 percent of them, followed by the 1980s at 20 percent. We wash salt residue off before any priming, because it is the most common reason a new coat lets go early, scope the ocean-facing and river-facing walls separately from the sheltered ones, and point out soft wood rather than caulking over it. Sills, rails and front doors get the hardest-wearing finish in the scope, because that is where water sits. On fiber-cement and composite trim, cut ends are sealed before painting.

With most homes built before 1978, the federal lead rule matters too. The EPA draws the line at six square feet of disturbed paint per room indoors and twenty square feet outdoors; above that, paid work on a pre-1978 home falls under its Renovation, Repair and Painting rule and must be done by a certified firm.
