Your Trusted Painters in Passaic County

Passaic County runs from the dense cities of Paterson, Passaic and Clifton in the south to lakes and wooded Highlands along the New York line. Between them, along the Passaic and Pompton rivers, sit suburban towns like Wayne and Totowa, where most houses went up in the building boom of the 1950s and 60s. NJ Painting Co. is a family-owned company based in Morganville in Monmouth County, and we travel north to take on painting jobs here, mostly interior and exterior repaints, cabinet refinishing and floors.

Every Passaic County project starts with a free estimate at the house, an in-home color consultation, and a written scope that separates prep from finish coats. We are licensed and fully insured, use premium Benjamin Moore and Sherwin-Williams products, and back every job with a two-year workmanship warranty.

Post-war houses coming due

Wayne grew from about 11,800 people in 1950 to more than 49,000 by 1970, and Totowa nearly doubled in the 1950s. The colonials, split-levels, capes and ranches built then are now on their third or fourth repaint, and the problems are predictable: aluminum siding that has chalked, vinyl that has faded, wood trim and fascia going soft at the lower edges, and painted trim from before 1978. We wash and test siding before coating it, keep vinyl colors within the manufacturer's limits, replace rotted wood instead of caulking over it, and follow lead-safe practices on older paint.

Inside, these houses suit a whole-house approach: living rooms, bedrooms and the stairs and halls of split-levels painted in one project, oak kitchen cabinets refinished instead of replaced, and oak floors under old carpet sanded and refinished.

Lakes, rivers and damp

Water shapes a lot of the exterior work in this part of the county. Wayne's lake communities, among them Pines Lake and Packanack Lake, began as 1920s summer colonies, and some of their original log cabins are still lived in. Log and wood-sided houses need breathable stains and coatings rather than ordinary house paint, and walls facing the lake or sitting under trees stay damp and grow mildew, which we wash and treat before any coating goes on.

The Passaic and Pompton rivers flood low-lying neighborhoods in big storms. Wayne has bought out hundreds of flood-damaged homes since Hurricane Irene in 2011, and parts of Totowa near the river flooded badly in the same storm. In a house that has taken on water, paint over damp masonry or drywall will blister, so we check moisture first, use stain-blocking and masonry primers where needed, and suggest epoxy or another suitable coating for basement and garage floors.
