Interior & Exterior Painting in Marlboro

Marlboro is a Monmouth County township formed on February 17, 1848, from part of Freehold Township, and named for the marl beds found there in 1768. Marl, used as fertilizer, was its first export. After the Second World War, housing developments replaced most of the farms. The township is served mainly by two ZIP codes, 07746 for Marlboro and 07751 for Morganville, with a sliver in 07726. Its sections include Morganville, Robertsville and Wickatunk.

Most of Marlboro is younger than people expect. Averaged over 2020 to 2024, the Census Bureau's American Community Survey counts about 14,700 homes in the township and dates 64 percent of them to the three decades from 1980 to 2009. The 1980s alone account for 27 percent. Only 31 percent were built before 1980, and about 2 percent before 1940. That makes the typical Marlboro painting job a house built in the 1980s or 1990s and now on its second or third repaint: two-story foyers, large family rooms, oak kitchens and builder-grade trim.

Marlboro takes its history seriously in one specific way. The township code creates a Historic Preservation Advisory Commission and records more than 130 designated individual historic properties, among them the Old Scots Burying Ground on Gordons Corner Road. For a designated property, the code calls for review of significant changes in exterior appearance by repainting, while repainting in historically certified colors is exempt, and review applies whether or not a building permit is needed. If your house is on the township's list, check with the commission before choosing new colors. In the newer developments, check whether your homeowners' association has its own color rules and approval form.

The work itself follows the age of the house. Inside, we stage the tall walls properly, fill and sand the nail pops and settlement cracks that houses of this age develop, and replace builder flat paint with scrubbable premium Benjamin Moore and Sherwin-Williams finishes. Cabinet refinishing is one of the most common Marlboro projects, because the oak and maple boxes from the 1980s and 1990s are usually sound and only the finish is dated. Outside, we scrape and prime wood trim, keep vinyl colors within the manufacturer's limits, and wash and test aluminum siding before coating it.

For the older homes, the federal lead rule applies. On a house built before 1978, scraping or sanding more than six square feet of paint in a room, or twenty square feet on the outside, is paid work the EPA's Renovation, Repair and Painting rule reserves for certified firms. NJ Painting Co. is not EPA Lead-Safe Certified, so where that work is needed, that part of the job belongs with a certified contractor, and we will flag it when we quote. We are based in Morganville, inside Marlboro Township, and every estimate is free.

“I can't say enough about Matthew, Mustafa, Fico et al. They were considerate, professional, and some of the greatest people I've had the pleasure of meeting. They treated my home like their own. They were patient with my requests and so pleasant to work with. I had gotten 3 different estimates for the work, they were all in the same ballpark, however NJ Painting offered a free consultation with an interior designer that was incredible. I went with all her suggestions and my house looks great! I could not be more satisfied with the outcome.”

Frequently Asked Questions

Everything you need to know about estimates, scheduling, and getting your home or business professionally painted.

It can. Marlboro's code creates a Historic Preservation Advisory Commission and records more than 130 designated individual historic properties, the Old Scots Burying Ground among them. For a designated property the code calls for review of significant changes in exterior appearance by repainting, exempts repainting in historically certified colors, and applies whether or not a building permit is needed. If your house is on the list, talk to the commission before choosing colors.

Most often a house from the 1980s or 1990s on its second or third repaint. The 2020 to 2024 American Community Survey dates 64 percent of Marlboro's roughly 14,700 homes to 1980 through 2009, and only 31 percent to before 1980. That means two-story foyers, large family rooms, builder-grade trim and sound oak or maple kitchen cabinets with a dated finish, which is why cabinet refinishing is one of the most common jobs there.
