Jackson is the largest municipality by area in Ocean County, about 100 square miles, and part of it lies in the Pinelands National Reserve. It was incorporated in 1844 from parts of Dover, Freehold and Upper Freehold townships, all then in Monmouth County. Most of the township, about 86 percent of its land, is in ZIP code 08527, with about 10 percent in 08733 and small slivers in 08514 and 08533. Its older localities include Cassville, Holmansville, Prospertown, Whitesville and Colliers Mills, and Six Flags Great Adventure has been here since 1974.
For most of its history Jackson was rural. It had 3,513 residents in 1950, 25,644 by 1980 and 58,544 in 2020, and the housing tracks that growth. The Census Bureau's American Community Survey for 2020 to 2024 counts about 21,900 homes in Jackson and dates 59 percent of them to 1980 through 2009. The 2000s were the busiest decade, with 24 percent, followed by the 1980s at 19 percent and the 1990s at 16 percent. Only a third, 33 percent, were built before 1980.
That makes a typical Jackson house one built between the 1980s and the 2000s and now on its second or third paint job. Inside, that means two-story entries and open stairwells that need proper staging, builder flat paint that scuffs at a touch, and nail pops and drywall seams that have opened as the framing settled. We repair those first and then roll scrubbable premium Benjamin Moore or Sherwin-Williams finishes. Kitchens of that era often have sound cabinet boxes, so spraying them in enamel is a common alternative to replacement, and garages get epoxy floors. Outside, builder trim and fascia need scraping and spot-priming, and vinyl can only take colors inside the maker's limits. If your neighborhood has a homeowners' association, check its rules before changing an exterior color.
Jackson's oldest crossroads is protected on paper. The Cassville Crossroads Historic District, where County Routes 571 and 528 meet, has been on the National Register since 1982, with Greek Revival, Georgian and Gothic Revival buildings from about 1825 to 1924. We did not find a township historic preservation commission, so ask the township before exterior work there. For any of the third of homes built before 1980, federal law matters too: the EPA's Renovation, Repair and Painting rule requires a certified firm when paid work on a pre-1978 home disturbs more than six square feet of paint in a room or twenty square feet outside. NJ Painting Co. is not EPA Lead-Safe Certified, and we will say so at the estimate if your job needs one.
