Bound Brook is a small Somerset County borough on the Raritan River, with one ZIP code, 08805. It was incorporated as a town within Bridgewater Township in 1869 and became a borough in 1891. Its history runs further back: the Battle of Bound Brook was fought here on April 13, 1777, and a bridge over the Raritan, later called the Queen's Bridge, stood here by 1761. The stream that gives the borough its name reaches the Raritan through the Green Brook on the east side of town.
Bound Brook's houses are old. The Census Bureau's American Community Survey for 2020 to 2024 counts about 4,700 homes and dates 72 percent of them to before 1980, with 28 percent built in 1939 or earlier and another 12 percent in the 1940s. The one recent burst is the 2010s, which account for 14 percent. The Brook Theater on Hamilton Street, which opened as a vaudeville house on January 19, 1927, is on the National Register. The borough also has a Historic Preservation Commission, which first met in 2010 and has worked on nominating local landmarks and a South Main Street district. Whether a given house is designated, and what review that brings, is a question for the borough before exterior work is scheduled.
Flooding is the other part of the story. Hurricane Floyd in 1999 brought the highest flood level recorded here since 1800, and the Brook Theater's own National Register nomination describes damage from the floods of 1999 and 2007. The Bound Brook section of the Army Corps of Engineers' Green Brook flood project, with 8,500 feet of levees, two floodwalls and two pumping stations, was unveiled in August 2016. For painting, an older Bound Brook house that has been wet in the past needs checking before it is covered: we look for soft sills and trim, failed caulk and water-stained plaster or drywall, point out what needs repair rather than hiding it, and prime stains with a stain-blocking primer before premium Benjamin Moore or Sherwin-Williams finish coats.
Older housing also brings in federal law. The EPA's Renovation, Repair and Painting rule requires certification for anyone paid to disturb paint in a pre-1978 home, beyond six square feet in a room or twenty square feet on the outside. NJ Painting Co. is not EPA Lead-Safe Certified. On a Bound Brook house where scraping or sanding would go past those limits, that work belongs to a certified contractor, and the estimate will say so plainly.
We also repaint interiors room by room, repair drywall, and refinish kitchen cabinets. NJ Painting Co. is family-owned and based in Morganville, and every Bound Brook estimate is free.
