We defend Avon's porches and shake siding from the ocean up the street, then use the quiet off-season for interior work — estimates are always free.
Avon-by-the-Sea is a small Monmouth County borough with one ZIP code, 07717. It covers about half a square mile, with the Atlantic Ocean on its east side, the Shark River along its south side and Sylvan Lake at its north end. The Legislature incorporated it as a borough on March 23, 1900, from part of Neptune City. The resort began earlier: in 1879 Edward Batchelor, a Philadelphia tobacco manufacturer, bought the land between Sylvan Lake, the Shark River and the ocean and began selling lots, and he built the Avon Inn, the Berwick Hotel, now the Columns, and cottages along the ocean.
That early start shows in the housing. The Census Bureau's American Community Survey for 2020 to 2024 counts roughly 1,260 homes in Avon, and 40 percent of them date from 1939 or earlier, a far higher share than in most Monmouth County towns. Another 9 percent are from the 1940s, and 78 percent in all were built before 1980. On a borough this small the survey margin is about a hundred homes either way, so take the shares as approximate. We could not confirm whether Avon has a local historic preservation commission or district, so ask the borough before you change the exterior colors of an older cottage.
No house in a half-square-mile borough bounded by ocean, river and lake is far from the water. After Superstorm Sandy, Avon had to rebuild its boardwalk and awarded the contract in February 2013. For paint, salt air and wind mean exteriors are washed first to take off salt and mildew, scraped back to sound paint, and primed wherever wood is bare before premium Benjamin Moore or Sherwin-Williams exterior finishes go on. Porches, railings, columns and wood siding each get their own prep, and soft wood is pointed out for repair rather than painted over. Inside, older plaster walls, window casings and stair rails are filled, sanded and brushed by hand.
With nearly four Avon homes in five built before 1980, plan on the federal lead rule. The EPA's Renovation, Repair and Painting rule requires certification for any paid work that disturbs paint on pre-1978 housing beyond the minor-repair limits of six square feet per room inside or twenty square feet outside. NJ Painting Co. is not EPA Lead-Safe Certified. If scraping an old cottage would go beyond those limits, a certified contractor needs to handle it, and we will tell you so before any work is booked.

Age and salt. The 2020 to 2024 American Community Survey dates about 40 percent of Avon's roughly 1,260 homes to 1939 or earlier, and 78 percent to before 1980, in a half-square-mile borough bounded by the ocean, the Shark River and Sylvan Lake. Exteriors are washed of salt and mildew, scraped to sound paint and primed on bare wood before finish coats, and on pre-1978 houses the EPA lead rule decides who can do heavy scraping.
As a resort. Edward Batchelor, a Philadelphia tobacco manufacturer, bought the land between Sylvan Lake, the Shark River and the ocean in 1879, sold lots, and built the Avon Inn, the Berwick Hotel (now the Columns) and oceanfront cottages. The Legislature made Avon a borough on March 23, 1900, from part of Neptune City. Its ZIP code is 07717.
