Interior & Exterior Painting in Stafford

Stafford Township is in southeastern Ocean County, between Barnegat Township to the north, Little Egg Harbor to the west and Eagleswood to the south. It was formed by royal charter in 1750 from part of Shrewsbury Township. Manahawkin and Beach Haven West are census-designated places inside it, and Ocean Acres is split with Barnegat. About two-thirds of the township's land is in ZIP code 08050, with the rest in 08005 and 08092. Route 72 crosses the bay from here and is the only road onto Long Beach Island.

The water is a large part of the township. Of its roughly 55 square miles, about 9 are water, and the township's 2015 Strategic Recovery Planning Report, written for the state after Superstorm Sandy, counted about 4,600 homes in the flood zone, 1,250 of them substantially damaged, and more than 4,000 homes damaged or destroyed in all. Beach Haven West, Mallard Island and Cedar Bonnet Island are the bayside areas that report expects to see regular tidal flooding first as the sea rises. New Jersey's standard for rebuilding is to raise a home at least one foot above the Advisory Base Flood Elevation, and the report describes homes being rebuilt or raised. On a raised house, new stairs, framing and siding sit beside older trim, and each surface needs its own primer.

The housing is mostly from the last fifty years. The 2020 to 2024 American Community Survey counts about 15,000 homes in Stafford and dates 52 percent of them to 1980 through 2009, with the 1990s the busiest decade at 22 percent and the 1970s close behind at 21 percent. About 12 percent were built in the 2010s, and 34 percent before 1980. The recovery report also notes that new building has moved toward townhomes, condominiums and multi-family housing, so check your association's rules before choosing exterior colors.

Older Manahawkin has its own history. Cavalry Cottage on Stafford Avenue, built in the 1760s and described by the New Jersey Historic Trust as the oldest building in Manahawkin, was added to the National Register in 2006, and the Manahawkin Baptist Church on Main Street in 1973. The township has a Historic Preservation Commission and adopted a historic preservation ordinance in May 2022, so if your house is near one of these sites, ask the township whether the ordinance covers it.

On the third of homes built before 1980, the EPA's Renovation, Repair and Painting rule applies: paid work that disturbs more than six square feet of paint per room, or twenty square feet outside, on a pre-1978 house needs a certified firm. NJ Painting Co. is not EPA Lead-Safe Certified, so we will tell you when a job needs one. Outside, we wash off salt and mildew, prime bare wood and finish in premium Sherwin-Williams or Benjamin Moore coatings. NJ Painting Co. is family-owned and based in Morganville, and every Stafford estimate is free.
