Interior & Exterior Painting in Burlington City

Burlington City sits on the banks of the Delaware River in Burlington County, with one ZIP code, 08016, and the Burlington-Bristol Bridge crossing to Pennsylvania. English settlers, mostly Quakers, founded it in 1677, and it served as the capital of the province of West Jersey until 1702, when East and West Jersey were joined. It was first incorporated in 1693, received a royal charter in 1733, and was incorporated as a city by the State of New Jersey on December 21, 1784.

Its housing is among the oldest in the region. The Census Bureau's American Community Survey for 2020 to 2024 counts about 4,200 homes in the city and dates 41 percent of them to 1939 or earlier, with the 1950s next at 13 percent. Eighty percent were built before 1980, and only about one in ten since 2000. Two districts are on the National Register: the Burlington Historic District, listed in 1975 and roughly bounded by the Delaware River and High, West Broad, Talbot and Reed Streets, and the High Street Historic District, listed in 1993.

The city also has its own Historic Preservation Commission for the local historic district and other designated sites, and the city says some owners must get the commission's approval, a Certificate of Appropriateness, before doing exterior work. Painting and color combinations are among the topics it covers, and the application asks for a color chart showing the planned color scheme, along with photographs of the building and samples of siding and roofing. The commission meets on the first Wednesday of the month at City Hall, and applications are due at least two weeks before the meeting. Check the city's district map, and if your house is inside it, build that timing into the schedule before an exterior job is booked.

Old wood beside a river needs patient prep. We wash and dry the walls, scrape back to sound paint, cut out failed caulk, point out soft sills and trim instead of covering them, and prime bare wood before premium Benjamin Moore or Sherwin-Williams finish coats. Inside, we patch plaster, sand and brush deep casings, and bring back staircases and banisters. Four homes in five here predate 1980, and the federal lead rule follows from that. Under the EPA's Renovation, Repair and Painting rule, a paid contractor who disturbs more than twenty square feet of exterior paint, or more than six square feet in a single room, on a home built before 1978 must be an EPA-certified firm. NJ Painting Co. is not EPA Lead-Safe Certified. When a Burlington City house needs paint removed past those limits, that part of the work belongs with a certified contractor, and we say so up front.
